Ross Property Management, Inc. only rents homes that match a set of standards. We want to make sure our tenants are happy in the homes that they rent. In turn we want tenants to take care of the homes that we are leasing to them.
Our website makes your tenancy easy and our agents accessible to you. You can apply for a home online, pay your rent online and report maintenance issues too.

APPLICATION
How to apply for a property:
Applications can be filled out on this website by clicking the “apply now” button on the desired property. You can also pick up an application at our office.
*All Tenants over the age of 18 must submit an application.
Application check list:
The following application check list will help you to submit all the information needed to process your application(s). If any of these items are missing your application(s) will NOT be processed.
- Application(s) filled out completely (this includes contact information for landlord(s) and employer(s) and a move in date)
- Application fee (non-refundable $35 per applicant. Cash or check only for application fees, unless you apply online then a credit card can be used.)
- Copies of Picture IDs for all applicants.
- Copies of the last 2 pay stubs. If you are self-employed please provide copies of your last two years of tax returns or any means of income verification.
- If your company verifies employment and/or salary through a secondary source (e.g. The Work Number) you will need to provide the information to access this information (e.g. company code and salary key).
- If you apply online, make sure to Sign a signature page and include it with the rest of your paper work.
- If the property you are applying for accepts pets, a pet application and picture of the pet(s) must accompany the application.
IMPORTANT INFORMATION ABOUT SUBMITTING AN APPLICATION
Complete applications take 24-72 hours to process. Processing includes a credit check and background check with employment verification, including salary verification from your employer and residency verification. If you have concerns about the credit or background requirements please discuss those concerns with a property manager or agent.
Applications are not accepted on a first come first serve basis, it is based on most qualified. All complete applications are presented to the owners for final decisions.
If your application is accepted a lease will be emailed or available to you within 24 hours. Be prepared to sign the lease and pay the deposit within 48-72 hours of acceptance. If a lease is not signed in that time frame the property will be offered to the next qualified applicant. All advertising will continue until a lease is signed.
The majority of the properties advertised are looking for a tenant to move in anywhere from immediately to within the next 30days. We will not hold properties any longer than 30 days at maximum.

After Hours or Holidays
NON- Emergency Repairs
All non-emergency repairs, such as a leaking faucet, appliance repairs, etc., you may fill out the repair form below or call the office and leave a detailed message.
*Note that non-emergency requests are reviewed Monday-Friday form 8am-5p., except for holidays.
Emergency Repairs
In instances such as flooding, severe plumbing issues, or other problems needing immediate assistance please call 925-462-9090 ext. 205, and follow the instructions on the phone system for emergency repairs. The operator will contact a property manager to assist you.

PROSPECTIVE TENANTS
I saw a property I am interested in renting, now what?
Call our office to make an appointment to have one of our agents show you the property (925-462-9090).
How long does the application take to process and what is involved?
After receiving your application and application fee, we run employment, income, and residence verification. We also check your references and run a credit report. This process generally takes from 24-72 hours.
Is there anything I can do to make sure that my application is processed quickly?
Contact your employer and current landlord to alert them that we will be faxing them verification paperwork that needs to be returned quickly. We must have these forms returned before contacting the property owner for approval of a new tenant.
Once I am approved for a property, what is the next step?
RPM will draw a lease agreement. Your security deposit and rent are due at the time of signing (cashier’s check only). After the lease is signed and monies collected, your agent will arrange for a time to meet you at the property to do the move-in inspection and deliver the property keys.
NEW TENANTS
Before I move in, how do I get the utilities, electric, gas, water, cable TV etc., turned on?
You will need contact the utility companies prior to your move-in date to set up an account for gas and electricity. A list of the utility companies with websites and phone numbers can be found on our website on the tenant’s page, under the tab Community Links.
How do I report maintenance issues? How do I report maintenance emergencies?
Routine Maintenance Issues:
To report a routine maintenance issue, please go to our website under the tenant’s page there is a maintenance tab. There you can fill out a maintenance request form. You can also call our office and speak to a staff member or leave a voicemail. Routine maintenance issues will be addressed during normal business hours.
Maintenance Emergencies:
Maintenance emergencies are issues that require immediate attention like a leaking hot water heater or a gas leak. In the event of such emergencies, call our office immediately. If your call is placed after hours, follow the phone system prompts to be connected with our answering service. An operator will contact a property manager to assist you.

What is considered normal wear and tear?
Property items that wear out in their natural life cycle are considered normal wear and tear. Items found to be dirty, neglected, or abused and damaged are not covered by normal wear and tear. For example, a garbage disposal that stops working because the motor wears out is considered normal wear and tear. A garbage disposal that stops working because a foreign object is placed inside is considered damaged. Tenants are responsible for replacement/repair costs of damaged items. Properties are to be returned in the same condition as they we received.
